M-Building Commercial Office Tower
The developer of the M-Building Commercial Office Tower believe in the importance of design. As a leading global apparel manufacturer of tailored clothing, outerwear and uniforms, Motive International chose to channel their design experience into the development of a green building that would lower operational costs and reduce their carbon footprint. With the design help of Fosup and consulting by Ardor Green, Motive International has developed a green headquarters for their staff located in the urban Phu My Hung area of Ho Chi Minh City.
The 10-story office building has many green features including energy-saving lighting, heat recovery from exhaust air to improve ventilation and autoclaved aerated concrete internal and external walls. The office also significantly reduces water use by up to 57% with low-flow faucets and efficient water closets throughout the building.
Motive International began producing apparel in 1973 and now has over 500 employees worldwide. They specialize in factory production, quality control and compliance. The M-Building Commercial Office Tower has received a preliminary EDGE certificate from SGS Vietnam.
Predicted Savings of EDGE Certification
Low-E coated glass, variable refrigerant volume cooling system, sensible heat recovery from exhaust air, energy saving lighting in indoor and outdoor spaces, lighting controls for corridors and staircases and occupancy sensors for bathrooms, conference rooms and offices.
Low-flow faucets in bathrooms, dual-flush water closets and water-efficient urinals and kitchen faucets.
In-situ reinforced concrete for floors and roofs, autoclaved aerated concrete blocks in internal and external walls.
*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
