Tera 12 is a 14-story apartment building project located in central Guatemala City, Guatemala. It consists of 77 apartments with an average floor space of 50 square meters. The project was developed by ASTY Desarrollos, a local real estate company with a focus on innovative urban planning.

The Tera 12 project was created around the around the idea of breaking the paradigms ordinary apartment designs and with the goal to maximize every occupiable space in the building. Seeking to find a balance between aesthetic and functionality energy and water-saving technologies were incorporated into the design, construction and internal processes of the building. Reflective paint for roof and external walls, LED lighting and smart meters reduce the building’s energy use, while water-efficient plumbing fixtures reduce its water consumption.

MARN Despacho Superior is an office building part of the Ministry of the Environment and Natural Resources of Guatemala, located in central Guatemala City. In its role as the public authority overseeing environmental matters, the ministry has directed actions towards sustainability through the Integrated Green/Sustainable Building Program, including the application of the EDGE Certification, which has been a mechanism for learning, research and recognition of the application and achievement of objectives in the reduction of consumption, energy water and proper management of materials and waste.

The project consists of a retrofit of an existing 408 square meter office building which is part of the historic city center of Guatemala City and which has been designated as a structure of national and cultural heritage. The project will serve as a pioneer in the retrofit of existing buildings in this category.

Through the use of energy-efficient technologies such as reflective paint for external walls, an energy-efficient HVAC system, LED lighting, water-efficient plumbing features and the re-use of existing structures such as floor, walls, and roof, the project was able to significantly reduce energy and water use and particularly energy embodied in materials.

Senderos del Comendador is a new residential complex in Ciudad Vieja, a picturesque town in Sacatepéquez. Residents will enjoy the community’s impressive location, offering views of the nearby Volcán de Agua. Ecological bike and walking paths, playgrounds, and gardens will also be incorporated into the community to help residents connect with the surrounding environment.

The community’s 158 units were designed to conserve natural resources, helping residents save on utility costs. Reflective paint and energy-saving lighting will reduce the units’ energy use, while low-flow plumbing fixtures will reduce the units’ water use.
