Devland Gardens

Ideally located off the Golden Highway, Devland Gardens provides easy access to the center of Johannesburg and the rest of the country. The social housing community consists of 26 three-story buildings with a total of 870 one, two and three-bedroom apartments. Devland Gardens has received full accreditation from the Social Housing Regulatory Authority (SHRA) as an affordable housing provider in Johannesburg. The property was also awarded funds from the SHRA’s Consolidated Capital Grant Program, which provides subsidies to affordable housing programs that contribute to the economic and social restructuring of South African cities.

Devland Gardens is expected to significantly reduce utility bills for residents with the help of green measures that conserve natural resources, ultimately improving the cost of living for low-and-middle-income residents. Each unit is energy-efficient, using energy-saving lighting and a heat pump for hot water generation. Water is usually the most expensive utility bill for Johannesburg residents, but features like low-flow showerheads and faucets are expected to cut usage by more than one half. Construction materials such as hollow core precast floor slabs also reduce embodied energy by more than 60%. These green features were implemented at a minimal cost to the developer, who is expected to recover their investment in less than four months.

Developed by Instratin, a firm specializing in turnkey integrated property development solutions, Devland was acquired as rental stock by International Housing Solutions (IHS), an original EDGE Champion. As a South African private equity firm focused on the development of affordable green housing, IHS also manages other EDGE-certified projects such as Waterfall Park and Candlewood Crescent. Devland Gardens has received a preliminary EDGE certificate.
