Erand Creek is an affordable housing development located in Midrand, a suburb of Johannesburg, South Africa. The development is ideally located close to public transportation, work opportunities and other amenities. It consists of a total of 312 two-bedroom units with an average floor space of 56 square meters.
Erand Creek was developed by International Housing Solutions (IHS), a South African private equity investor focused on the development of affordable green housing.
Through the use of state-of-the-art technologies such as energy-saving LED lightbulbs, lighting controls, solar photovoltaics covering 40% of electricity consumption, smart meters and water-efficient plumbing features, the project was able to significantly reduce its energy and water consumption, as well as energy embodied in materials, resulting in a more sustainable construction project and a reduced carbon footprint.
Erand Creek has received Final EDGE Certification from Green Building Council South Africa.
Predicted Savings of EDGE Certification
Less Embodied Energy in Materials
Reduced window to wall ratio, energy-saving lighting for internal and external spaces, lighting controls for common areas, smart meters for electricity, and solar photovoltaics covering 40% of electricity use.
Low-flow shower heads, low-flow faucets for kitchen sinks and washbasins, and dual flush for water closets.
Hollow core precast slab for the floor, steel sheets on timber rafters for roof construction, solid dense concrete blocks for internal and external walls, ceramic tiles for flooring, and aluminum window frames.
*Part of the energy efficiency percentage may be associated with virtual energy for comfort depending on the presence of heating and cooling systems. Note that virtual energy does not contribute savings to utility bills.
