Developed by Tecina-Estimé, Domaine de Noailles offers affordable housing to low and middle-income households in Croix-des-Bouquets near Port-au-Prince.

The 75 homes are built on an abandoned mango plantation, neighboring an artisan’s community where most of Haiti’s famous metal artwork is created. The design seeks to incorporate the unique environmental and cultural qualities of the surrounding community, while ensuring that the homes remain affordable.

Domaine de Noailles incorporates a rainwater harvesting system, energy-saving lighting and insulated roofs and walls, along with solar panels that will provide 100 percent of each household’s energy needs. Each unit’s design adheres to high seismic and hurricane standards to provide resilience in the event of earthquakes and other natural disasters. The utility cost savings on a per unit basis is expected to be hundreds of dollars per year.

The project, which has received a preliminary EDGE certificate from thinkstep-SGS, received support from USAID’s Haiti HOME program managed by the World Council of Credit Unions with Habitat for Humanity and the Affordable Housing Institute.

Technical Solutions

Energy

Reduced window to wall ratio, insulation of roof and walls, energy-efficient lighting systems, and solar photovoltaics for 100% of energy demand.

Water

Low-flow showerheads, low-flow faucets for kitchen sinks and washbasins, water-efficient water closets, and a rainwater harvesting system.

Materials

Concrete filler slab with polystyrene blocks for roof construction, 3-D wire panel with “shot-crete” on both sides for external walls, and 3-D wire panel with “shot-crete” on both sides for internal walls with insulation.
